How Much Does Commercial Floor Stripping and Waxing Cost in Charlotte?

If you are budgeting floor care for a school, office, clinic, church or retail space in Charlotte, one of the first questions is cost. Commercial floor stripping and waxing is usually priced by the square foot, but the final number depends on the condition of the floor, the layout of the space and when the work has to happen.

Below you will find typical market ranges, the factors that move the price, and tips for comparing quotes so you are paying for a floor that actually lasts. Treat these numbers as general guidance, not a quote. The only accurate price is one based on your floor.

Typical price ranges

Across the industry, a full strip and wax on commercial VCT is commonly quoted somewhere in the range of about $0.30 to $1.00 per square foot. Large, open areas with simple layouts tend to fall toward the lower end, while small rooms, heavy buildup or rush scheduling tend to push the price up.

A scrub and recoat is usually less, often a fraction of the full strip price, because it uses fewer coats and less labor. Burnishing alone is typically the least expensive service per square foot.

Many companies also have a minimum charge for small jobs, because setting up machines, chemicals and a crew takes the same time whether the room is 300 or 3,000 square feet.

What drives the cost up or down

Square footage. Larger jobs usually have a lower price per square foot because setup time is spread across more floor.

Condition of the floor. Many layers of old finish, heavy yellowing or ground in dirt take longer to strip and may need more chemical and more passes.

Layout and furniture. Open corridors are faster than offices full of desks, chairs and shelving that must be moved and replaced. Ask whether moving furniture is included.

Number of coats. More coats of finish add material and drying time, but they also make the floor last longer. A cheap quote with only two coats can cost more over the year.

Schedule. Nights, weekends and tight deadlines may change the price. Buildings that can close an area for a full day often get the most efficient scheduling.

Access and logistics. Upper floors without elevators, limited water access or long distances from parking add time.

How to compare quotes fairly

Ask each company what is included. A real full strip includes stripping, edge work, rinsing, neutralizing, the number of finish coats and burnishing if requested. If one quote is much lower, check whether it is actually a scrub and recoat called by a different name.

Ask how many coats of finish will be applied and what kind of equipment is used. Crews with their own floor machines, auto scrubbers and burnishers can usually work faster and more consistently.

Ask about scheduling, how long the area must be closed and whether the work is guaranteed. A clear plan protects you more than the lowest number on paper.

How to save on floor care over the year

The cheapest strip is the one you do not have to repeat early. Walk off mats at every entrance, daily dust mopping, a neutral floor cleaner and regular burnishing all extend the life of a new finish. Adding a scrub and recoat a few months after the full strip can push the next strip out by many months.

Bundling areas also helps. Doing all the hallways of a school or every floor of an office in the same project usually costs less per square foot than splitting the work into small visits.

Example: thinking through a typical job

Picture a small office suite with about 2,500 square feet of VCT: a lobby, a hallway, a break room and a few private offices. The lobby and hallway carry most of the traffic, the break room has some sticky buildup near the coffee station, and the offices have desks and chairs on the floor.

A floor care company will usually look at how much furniture must be moved, how thick the old finish is in the lobby, and whether the break room needs extra scrubbing. The open hallway goes quickly, while the offices take longer per square foot because of furniture. The quote may also suggest a full strip in the lobby, hallway and break room, and only a scrub and recoat in the private offices, which keeps the price down without cutting corners where it matters.

That kind of breakdown is exactly what you want to see in an estimate. It shows the company looked at your floor instead of applying one flat number to everything.

Questions to ask before you book

How many coats of finish will you apply? Is furniture moving included? Will you burnish after the final coat? When can we walk on the floor and when can furniture go back? What happens if we are not happy with the result? Clear answers to these questions protect your budget more than a slightly lower price.
