How to Choose a Commercial Floor Cleaning Company

Floor care is a specialty. Many cleaning companies can mop and vacuum, but stripping, waxing, recoating and burnishing commercial floors requires the right machines, chemicals and experience. Choosing the wrong company can mean a floor that looks good for a week and then turns dull, or worse, finish that peels and has to be redone.

Here is what to look for and the questions to ask before you hire a commercial floor cleaning company.

Do they own the right equipment?

Ask what equipment the crew brings. Commercial floor care typically needs floor machines for stripping and scrubbing, a wet vacuum or auto scrubber to pick up solution, high speed burnishers for gloss, and for carpet, an extractor. A company that owns its equipment usually works faster and more consistently than one renting machines for each job.

Can they explain their process?

A good floor care company can tell you step by step what they will do: how they strip, how they handle edges and corners, how they rinse and neutralize, how many coats of finish they apply and whether they burnish. Vague answers are a warning sign.

Ask specifically about the number of coats. More thin coats generally mean better protection and a longer lasting finish.

Do they work around your schedule?

Floor work usually needs the area closed. Ask whether the company can work nights and weekends, how long each area will be closed, and when you can walk on the floor and move furniture back.

Can they handle the size of your job?

A school district hallway, a warehouse office or a new construction project needs a crew with enough people and machines to finish on time. Ask about past projects similar to yours. Photos of recent jobs are a good sign.

What happens if you are not satisfied?

Ask whether the work is guaranteed and how problems are handled. A company that stands behind its work will tell you clearly.

Is the estimate clear and free?

A clear estimate lists the services, areas and number of coats, not just a total. Be careful with quotes that are much lower than others, since they may leave out steps. Many good companies give free estimates, sometimes from photos.

Do they understand your type of floor?

Not every floor should be stripped and waxed the same way. VCT is the most common commercial tile and takes finish well. Luxury vinyl tile and some sheet vinyl may need different products or no traditional finish at all, depending on the manufacturer. Sealed concrete, terrazzo, ceramic tile and natural stone each have their own care methods.

Ask the company how they would handle your specific floor, and share any manufacturer care guide you have. A crew that asks questions about your floor type before quoting is usually one that pays attention on the job.

Red flags to watch for

A price given without asking anything about the floor, the size or the condition. No clear answer about the number of coats. Pressure to book immediately with a special deal. No way to reach the company after the job. Unwillingness to schedule around your hours.

None of these alone proves a company is bad, but together they are a sign to keep looking.

Communication matters

Floor work often happens at night, when nobody from your team is in the building. Choose a company that answers quickly, confirms the schedule in writing and can send photos of the finished work. Being able to text or WhatsApp the person responsible makes small problems easy to fix.

Common questions

01What equipment should a floor care company have?

Floor machines for stripping and scrubbing, a wet vacuum or auto scrubber, high speed burnishers and, for carpet, an extractor.

02Should I choose the lowest quote?

Compare what each quote includes first. Fewer coats or skipped steps can make a low quote cost more over the year.

03Which areas do you serve?

Charlotte, Concord, Kannapolis, Greensboro, Raleigh, Durham and Fayetteville, NC, and nearby areas.
